What an Inspection Is Actually For
Most electrical problems announce themselves months before they matter. A lug that has loosened and started to warm. A breaker that no longer trips at the current it is marked for. A GFCI that resets but is no longer protecting anything. A ground connection that corroded through at the rod.
None of these will trip a breaker or turn off a light. All of them are visible to somebody who opens the panel and knows what they are looking at.
That is what this is. Not a sales visit with a checklist designed to find work, which is what a free inspection usually turns out to be. A proper look at the system with a written report and photographs, whether or not there is anything for us to sell you afterwards.

What We Check, in Full
Inside the panel: main lug torque, every breaker terminal, a thermal check under household load, double-tapped breakers, the breaker brand and its known defects, the bus and neutral bars, the bonding, and a legible circuit directory. Around the house: every GFCI and AFCI device, the smoke and carbon monoxide alarm dates, ungrounded and reverse-polarity outlets, warm or damaged devices, exterior receptacles and lighting, and open splices where visible. Outside: the meter base, the mast and riser, the weatherhead and drip loop, the service entrance cable, the grounding electrode, the bonding at the water and gas lines, and the surge protector if one is fitted.

The Panel Tune-Up
Connections loosen over years of heating and cooling and almost nobody checks them. The tune-up torques the main lugs and every breaker terminal back to the manufacturer's specification, checks the panel under load, and corrects anything minor found inside it. It is the single highest-value thing anyone does inside a panel, and it is part of every inspection we do.

The cover comes off: We look at the actual connections, not the front of the box.

We torque what has loosened: Main lugs and every breaker terminal, checked and brought back to the manufacturer's specification. This is the single highest-value thing anyone does inside a panel and almost nobody does it.

We check it under load: A thermal check while the house is running finds what a cold inspection cannot.

We test the protective devices: Every GFCI, every AFCI, and the smoke and carbon monoxide alarms with their dates read.

Frequently Asked Questions
Is this the same as a home inspection?
No. A home inspector looks at everything for an hour. This is an electrician looking only at the electrical system, with the panel open, for as long as it takes.
Will you find things just to sell me work?
The report says what we found and what it would cost. Plenty of reports come back with nothing urgent on them, and we would rather write that than manufacture a job.
How long does it take?
Between one and two hours for most houses, longer for larger ones or where there is a lot to look at.
What is a panel tune-up?
Torquing the connections back to specification, checking the panel under load and correcting anything minor found inside it. Connections loosen over years of heating and cooling and nobody checks them.
Do I need one if the house is new?
Newer houses have fewer defects and more capacity problems. The inspection tells you what you have room for, which matters before you buy a car charger or a hot tub.
Is it free?
It is included with any booked job. On its own it runs $250 to $400, because doing it properly takes a couple of hours and a free version would be a sales call.

What It Costs
A standalone electrical safety inspection runs $250 to $400 depending on the size of the house, and you get the written report with photographs the same day. It is included at no charge with any booked job, because if we are already at the house with the panel open, checking the rest of it is the right thing to do rather than a separate sale. These figures are estimates from jobs we have done, and the exact price for your house comes from a free on-site estimate, in writing, before any work starts.
