Lighting Is the Cheapest Thing That Changes a Room
Of all the work we do, lighting is the one where people are most surprised by the result. A kitchen with four recessed lights in the wrong places and a fan with a wobble becomes a different room for a fraction of what a renovation costs.
It is also the work with the most bad DIY behind it. A ceiling fan hung on a standard light box is the single most common thing we take down. A light box is rated to hold a fixture that weighs a few pounds and does not move. A fan weighs thirty and shakes for twenty years. The box has to be a fan-rated box, braced to the joists, and about half the fans we are called out to look at are not on one.

If a fan is going up, the box gets replaced with a braced fan-rated box unless the existing one already is, and that is included in our fan price unless the ceiling has to be opened up. On high or vaulted ceilings the right downrod and a sloped-ceiling adapter do the rest, and a remote or wall control goes in at the same time. A fan that wobbles or hums is nearly always a box problem or a balance problem, and both are quick once the fan is down.

Attic access, joist direction and what else is above the ceiling decide where lights can go and what the job costs, so we look up there first. Then we mark the whole layout on the ceiling and you look at it in the actual room before a single hole is made. Most rooms need fewer lights than people are sold, and the dimmer is matched to the bulbs so LED flicker does not follow.

Dimmers matched to the bulbs: Most LED flicker is a dimmer that was designed for incandescent. We fit the right one and it stops.

Can you hang a fan where a light is now?
Almost always, but the box has to be changed to a fan-rated one first. That is included in our fan price unless the ceiling has to be opened up.
Why do my LED lights flicker when dimmed?
Nearly always the dimmer. Older dimmers were built for incandescent loads. An LED-rated dimmer fixes it.
How many recessed lights does a room need?
Fewer than most people are sold. We lay it out on the ceiling before cutting and you decide looking at the actual room.
Do you fit lights I bought myself?
Yes. Fixtures you supply carry whatever warranty came with them, and our labor warranty still applies to the installation.
Can you put a fan on a vaulted ceiling?
Yes, with the right downrod and a sloped-ceiling adapter. Height and access affect the price, so send a photo.

What It Costs
Ceiling fan installation on an existing box runs $175 to $300. Recessed lighting runs $225 to $350 per light with a minimum of four. Attic and bathroom exhaust fans run $350 to $600. Fixture replacement and larger lighting layouts are quoted after we look at the ceiling, because what is above it decides the price. These figures are estimates from jobs we have done, and the exact price for your house comes from a free on-site estimate, in writing, before any work starts.
